How to Build a House as an Owner-Builder (Step-by-Step Guide)

How the owner-builder route works: what you manage, what your builder manages, and where the savings come from.

The owner-builder route is the lowest-risk door into development, because your first project can be the home you live in.

The personal home strategy

A personal residence changes the math three ways. First, financing: a construction-to-perm loan (one-time close) gets you in for roughly 5-10% down. Second, taxes: live in the home for 2 years as your primary and IRS Topic 701 shelters up to $250k of gain if single, $500k married, tax free. Third, returns: less cash in means dramatically higher cash-on-cash.

Run your own numbers (personal home)

The developer’s formula: sale price minus land, construction, and ~3% selling costs. Personal home assumes ~5% down + closing.

What you manage vs. what your builder manages

You: approvals, budget, milestone payments, and the weekly site visit. Your builder: foundation, framing, finishes, inspections, quality control, and every subcontractor. Lock the builder’s fee flat (8-15%) after the budget is set so your interests stay aligned.

Is owner-builder legal everywhere?+

Rules vary by state and county. Many allow owner-builders on a primary residence with limits on how often you can do it. Verify your local rules before committing.

What if I can't sell when it's done?+

That's the point of this strategy: plan B is living in it, plan C is renting it. A personal home has the softest landing of any first project.
